About Los Gatos

A small town with serious infrastructure.

Los Gatos sits at the foot of the Santa Cruz Mountains, where Highway 17 climbs over to the coast. Population is around 32,000, but the downtown core punches well above its weight — Main Street alone is a draw for tenants who want walkable dining, coffee, and shops without giving up garage parking and a backyard.

Neighborhoods range widely. Almond Grove and Old Town hold the most character — older homes, walkable streets, and proximity to Los Gatos High. Belgatos and the south side run toward larger family homes. The hills — Kennedy, Shannon, Black Road — bring view properties on bigger lots, often with a more rural feel five minutes from downtown. North of Highway 9, Monte Sereno and unincorporated Los Gatos hold some of the highest-end inventory in the region.

Schools are a top-of-list reason families rent here. Los Gatos-Saratoga Union High School District and the elementary districts feeding it consistently rank among the strongest in California, and Los Gatos High specifically anchors a lot of family rental decisions.

Commute is well-served. Highway 17 connects to 280, 880, and the rest of the Bay Area, and Netflix's campus, Apple Park, and the broader Cupertino/Sunnyvale tech corridor are 15-25 minutes away.
